The proposed development structure rises from a base of 4 floors above ground level. It
is a 17 story structure with the parking in the basement, Retail Shops and Reception on the Ground Floor, Communal Spaces on
the first floor, and Residential units from Floors 2 to 17 with a Community Forest Floor on the 14th Storey along with a Cafe. Bexley Growth Strategy identifies Erith as a key growth area. Bexley Council’s Core Strategic Planning Document adopted February
2012 specifies Erith as a potential housing site in Bexley and indicates Erith’s housing growth to be at 26%, highest amongst all
its areas, with requirement of new units from 2011-2026 to meet the housing target of the London Plan. This type of design helps in mass production of housing units that tends to the scarcity of housing the United Kingdom is currently facing. The design has been made such that a total of 99 units consisting of studios, one and two bedrooms along with communal facilities for the benefit of the community. The basement has car parks and electric bicycle parking spaces. This is accessed via the Bexley road using two ramps proposed for both entry and exit for vehicular movement. The London Plan says that the design of all new housing developments should have communal and open spaces, taking particular account of the needs of children, disabled and older people. Our proposed development provides communal facilities which are outlined as per below. These communal spaces are to improve the availability of the various amenities that build towards a part of the people’s regular requirements. The proposed development will retain the areas of the 8 retail stores and converts the remaining space with an Entrance Lobby along with a Lounge and Reception area. The Ground Floor also features an open landscaped area near the entrance of the building.
The Bulk of all communal spaces are on the First floor; such as Community centre, Creche, Library, Gym, Spa and Lounge. These
are provided for the convenience of the new users of the residential zone in the proposed tower. There is also a Community Forest
Floor on the Fourteenth Storey of the Tower.
